Commercial plumbing services in Auckland for precinct Site 6 Wynyard Quarter
A major step
forward for
Wynyard Quarter
Set within Wynyard Quarter in Auckland, Site 6 forms the final piece of the Wynyard Quarter Innovation Precinct - bringing together a collection of mixed-use buildings designed to support modern workplaces, hospitality, and public-facing ground-floor activity as the waterfront continues to evolve. For DLG, it was a project defined by scale, coordination, and detail: delivering robust, future-ready hydraulic infrastructure across a multi-building site to help create a precinct that works seamlessly for the tenants, visitors, and businesses who will rely on it every day.
Size & scope of project
This multi-building commercial development brought together four distinct structures over a shared two-level basement carpark. It included the Pakenham Building (8 storeys), Halsey Building East (9 storeys) and Halsey Building West (8 storeys) above the common basement, along with the separate Flowers Building - a two-storey facility designed around conference and meeting spaces. With multiple interfaces and a large combined footprint, the project demanded careful coordination across both the vertical build and the shared below-ground infrastructure.
Services delivered
DLG delivered full hydraulic services across the precinct, with systems designed for performance, reliability, and future flexibility. The scope included basement sump pump installations, rainwater storage tanks and the associated non-potable pipework for WC flushing, and independent hot water systems to each building complete with hot water return. We also installed water and waste services to future tenancy areas - ensuring incoming occupants could be accommodated efficiently as leasing and fitouts progressed.
What made this project complex or high-risk?
The contract commenced as a base build only, with a major tenancy package introduced once the structure was already underway - significantly increasing complexity midstream. This shift required extensive service changes, including additional water supplies to new tenancy areas, stormwater diversions to protect meeting rooms, and expanded non-potable supply requirements. A separate tenancy contractor was also brought in for the fitout works, meaning DLG had to deliver critical services concurrently across two live programmes - base build and tenancy - while maintaining momentum, quality, and safe access for all trades on site.
Solutions & approach
A key quality driver on this project was the use of brazed copper water supply pipework right through to the fittings, requiring a skilled, detail-led workforce. DLG deployed a combination of our own experienced team and trusted contractors, working closely with the main contractor to maintain programme and deliver consistently high workmanship.
Much of the pipework was installed within exposed ceiling spaces, which demanded extra precision in set-out, alignment, and finish. Acoustic pipe insulation was also required to exposed stormwater and waste services, with additional layers specified through the main office areas to meet performance expectations. DLG worked closely with the main contractor’s site team to coordinate sequencing and ensure installation standards were met across every visible and high-sensitivity zone.
Project results
DLG successfully delivered the full hydraulic package across both the base build and tenancy fitout, meeting client and tenant requirements while supporting staged handovers that allowed early occupation as works continued elsewhere. As the scope evolved and the programme tightened, the team remained responsive - coordinating closely with other trades to keep services progressing, maintain safe and workable site conditions, and uphold a consistent standard of quality from start to finish. The result is resilient infrastructure underpinning a modern commercial precinct, supporting the businesses and people who use it every day and contributing to the wider growth and function of the city.

Hawkins Construction"They leveraged their complementary strengths to deliver outstanding results."
DL Good joined the project in 2022 at the commencement of Stage 3, also known as Site 6. Jonathan and Alex proved to be an excellent team, consistently communicating issues early with a solution-focused approach. This proactive stance allowed the project team to resolve challenges before works commenced on site, reducing rework and avoiding unnecessary variations.
Throughout the procurement, construction, commissioning, and completion phases, both Jonathan and Alex leveraged their complementary strengths to deliver outstanding results. Their ability to provide sound technical and commercial advice supported Hawkins and our client’s decision-making, ultimately contributing to the successful delivery of WQIP Site 6.
