Summerset St Johns

Commercial hydraulic services for retirement village facility

A flagship village delivered with precision, pace, and premium finish

St Johns Village Stages 2 - 6 was a significant expansion for Summerset - bringing seven new apartment blocks and a care suite building to life, supported by a full range of resident facilities including a pool, café, bar, gym, salon and bowling green, plus basement car parking. With premium and penthouse apartments across the upper levels, every detail needed to perform beautifully behind the scenes - robust where it counts, discreet where it matters, and finished to a high standard throughout. DLG delivered the complete hydraulic scope across the building footprint, from underslab infrastructure through to above-ground plumbing and central plant, while maintaining momentum through a staged programme and multiple workfronts running in parallel. At a wider level, the services underpin a village built for long-term comfort and dependable care - helping meet Auckland’s growing demand for retirement living and supporting Summerset’s ability to expand capacity with confidence.

Size & scope of project

This project involved the delivery of a new Summerset village development in St Johns / Meadowbank, comprising seven resident apartment blocks and a care suite building, supported by shared facilities and basement car parking. With multiple buildings delivered across staged handovers - including premium and penthouse apartments - the village required hydraulic systems that were carefully planned and coordinated to perform reliably across varied layouts and amenity spaces, while maintaining consistent quality and finish at scale.

Services delivered

DLG delivered the full hydraulic package within the building footprint, including complete underslab and above-ground plumbing works across the staged apartment blocks, care / serviced apartment areas, and common facilities. This included integration of the pellet boiler central hot water plant system serving common areas and Building D care / serviced apartment suites.

What made this project complex or high-risk?

The delivery risk centred on scale and timing. Stages 2 - 4 alone involved approximately 200 resident units scheduled for handover at the same time in late 2024, while construction continued across other buildings - requiring tight sequencing, resourcing, and consistent quality control. Coordination of specialist suppliers (including the pellet boiler provider) added complexity, with plant installation needing to align with programme milestones, specification requirements, and compliance.

Solutions & approach

DLG kept delivery controlled by breaking the project into manageable workfaces led by an experienced project foreman - enabling steady progress across parallel buildings without compromising quality. We actively coordinated personal and specialist suppliers to ensure plant systems were integrated correctly, installed to specification and code, and completed on time.

To improve repeatability and reduce site pressure, DLG implemented templating and prefabrication for repetitive elements. Valve train and shower mixer assemblies were prefabricated off-site in controlled conditions, improving consistency and reducing rework. A Stiebel hot water unit template was also developed to ensure accurate positioning of in-wall wingbacks, preventing clashes with kitchen joinery and other trades during final fit-off.

Project results

DLG delivered an expansive plumbing system to the high-quality standard required for Summerset’s flagship Auckland village, supporting a smooth staged handover and consistent outcomes across a large volume of units. Early coordination and disciplined sequencing helped reduce programme risk during peak delivery periods, while prefabrication and templating improved accuracy and finish. At a wider level, the completed services underpin a village built to support resident comfort, safety and dignity - contributing to increased retirement living and care capacity in Auckland, and helping ensure the development performs reliably as a long-term community asset.
